REP Status tracks the hours real estate investors need for IRS Real Estate Professional Status — the 750-hour requirement, the 50% test, and all seven material participation tests — and turns them into audit-ready files. We designed, built, and shipped it end to end.

  1. The idea

    Real Estate Professional Status comes with real tax benefits, but the IRS sets a high bar: 750 hours a year, more than half your working time, and one of seven material participation tests. Most investors track this in spreadsheets — if at all — and an audit exposes the gaps. We built REP Status so the record keeps itself: every hour logged with a timestamp, every test measured against a real number.

  2. The build

    We designed the product and the site as one system. The app centers on a dashboard with live progress rings for the 750-hour and 50% tests, a log with timer and manual entry, spouse aggregation for joint filers, and per-property tracking. Reports export a full IRS defense package. A bulk importer handles existing logs with duplicate checking. Around it we built the marketing site: a guided product tour, a plain-language FAQ, and a blog that explains the rules.

  3. What shipped

    Today, an investor can sign up for a seven-day free trial, log hours by timer or by hand, and watch progress toward each IRS test in real time. They can track multiple properties, sync hours with a spouse, import existing logs, and export an audit-ready defense package for their CPA in one click. Pricing is a flat monthly subscription, with the first year free for Apex Reserve Group cost segregation customers.
