Cost segregation studies usually mean weeks of consultant time. RapidSeg turns them into a guided, self-serve flow: estimate first-year savings live, answer plain questions about the property, download an audit-ready report. Another product of ours, built end to end.

The idea
Cost segregation lets property owners front-load depreciation and cut their tax bill. But studies have always been consultant work: expensive, slow, and opaque. Most investors never commission one, so the deductions go unclaimed. We built RapidSeg to close that gap — a tool that walks an investor through the same engineering-based process a firm would run, without the engagement letter.
The build
The site opens with a live estimator: enter asset class, service date, and building basis, and it projects first-year savings on the spot. From there, a guided builder collects the property details a study needs, step by step, in plain questions. The output is an audit-ready PDF report built on engineering-based methodology and IRS depreciation rules. Around the product we built a help center with six topic areas and two-tier pricing for residential and commercial properties.
What shipped
An investor can land on the site today, run a free estimate, and see projected first-year savings on the spot. The guided builder then takes them from property details to a finished, audit-ready report that cites the rules it follows: Revenue Procedure 87-56, MACRS, and the IRS Cost Segregation Audit Technique Guide. Flat per-property pricing covers residential and commercial buildings. A help center handles the common questions, from supported property types to billing.
